The housing estate on Leopoldstrasse in North Schwabing, built in 1939, is getting on in years and no longer meets today's requirements for contemporary and sustainable living. In a comprehensive feasibility study, a convincing urban planning and design concept was developed in addition to the examination of the building law. The goal was to create and combine a significant increase in space, affordable housing and appealing architecture.

Urban Design Concept
Due to the traffic and noise situation at the interface between Leopoldstrasse and the Mittlerer Ring, the perimeter block development is closed to the outside. The cubature takes up the facade lines of the first new building section in the southwest, which has already been realized. An elevation at the busy intersection forms a counterpoint to the existing development in the south.
Architectural Concept
The architectural design focuses on an unagitated, timelessly elegant appearance. Projections and recesses of the outward-facing facades rhythmize and structure the long building and define the entrance areas. Recesses, balconies and loggias facing the inner courtyards create high-quality open spaces for the residents.
Apartment Mix
The old tree population can be partially preserved, as the planning of the upper and lower floors takes this into account. On a total of 28,000 m² of gross floor area, 215 apartments will be realized and supplemented by three commercial spaces as well as generous areas for bicycles and cargo bikes on the first floor facing Leopoldstrasse.
Realization in stages will enable existing tenants to move within the neighborhood. The contemporary apartment mix creates a cross-generational offer of 1-4 room apartments with attractive floor plans.
Sustainability
Planned as an Effizienzhaus N40, certifications with DGNB Gold as well as the Quality Seal Sustainable Buildings (QNG) are being sought.
